Public Hearings

There are two proposed amendments to the Town of Cardston Land Use Bylaw. Provincial legislation requires that there be a public hearing for every change to the Land Use Bylaw. The first proposed change is an update required by the Government regarding permits and applications for developments. The Second change is a request to have two medium density residential lots (R4) rezoned as normal residential (R1) so the owner can build a single family dwelling instead of a duplex by the Golf Course.

NOTICE OF PUBLIC HEARING 

TOWN OF CARDSTON
IN THE PROVINCE OF ALBERTA 

PROPOSED BYLAW NO. 1647 D 

6:00 pm., October 8, 2019
Town of Cardston Council Chambers

PURSUANT to sections 230, 606, and 692 of the Municipal Government Act, Revised Statutes of Alberta 2000, Chapter M-26, the Council of the Town of Cardston in the Province of Alberta hereby gives notice of its intention to consider proposed Bylaw No. 1647 D, being a bylaw to amend Bylaw No. 1647, being the municipal land use bylaw.

WHEREAS the municipal council wishes to amend the Land Use Bylaw so to align with recent changes to the Municipal Government Act regarding determining the completeness of development permits and subdivision applications; clarifying timelines for the notice of issuance of developments permits; clarifying the role of approval authorities; clarifying that a maximum lot size requirement, where applicable, does not apply to lots planned for in a statutory plan; to amend setbacks from the eaves of one building to another, based on the size of each residential land use district; and to make a few other minor edits for sake of interpretation of the bylaw.

THEREFORE, TAKE NOTICE THAT a public hearing to consider the proposed Bylaw No. 1647 D will be held in the Town of Cardston Council Chambers at 6:00 pm. on October 8, 2019.

AND FURTHER TAKE NOTICE that anyone wishing to make a presentation regarding the proposed bylaw should contact the Municipal Administrator no later than 6:00 pm. on October 8, 2019.  Both written and verbal presentations may be given at the public hearing.

A copy of the proposed bylaw may be inspected at the Town of Cardston municipal office during normal business hours.

THE PURPOSE of proposed Bylaw No. 1647 E is to redesignate lands legally described as:

 LOTS 1 & 2, BLOCK 5, PLAN 081 4633 

from “Medium Density Residential – R4” to “Residential – R1” to facilitate future residential development on the above-noted lands in compliance with the municipal Land Use Bylaw. The said lands are illustrated on the map in Schedule ‘A’ attached hereto.
